Exit fee (deferred management fee)

not published. Bupa calls its exit fee an 'amenities fee': 'a contribution towards the provision of accommodation and communal village facilities and buildings, and is deducted when you leave the village' (bupa.co.nz/…/things-you-need-to-know). No percentage appears on that page, on any of the 37 village pages, or on the available-homes, promotions or understanding-retirement-living pages. The page notes the Act caps amenities fees at the level declared in your contract.

Weekly fee

Not published

Dollar amount not published. On Bupa's standard agreement (from 1 July 2026) you choose a fixed weekly fee set at signing, or a variable fee that rises once a year in line with NZ Super. Paid monthly in advance; stops when you leave with your possessions.

not published as a dollar figure. Under Bupa's standard occupation right agreement (terms effective 1 July 2026) residents choose a fixed weekly fee, set when the agreement is signed, or a variable weekly fee that increases once a year in line with the annual increase in superannuation. It is paid monthly in advance, covers village outgoings (rates, insurance, compliance, staff, facilities, maintenance, the 24/7 emergency alarm), and stops when you terminate the agreement and permanently leave with your possessions. Village pages list 'Fixed or variable weekly fees available'. Several villages were promoting '$20,000 cashback plus free weekly fees' or 'free village fees for 12 or 24 months' on 2026-10-16.

Capital gain (a rise in the unit's value)

Not published

Not published. Bupa's pages do not say who keeps any capital gain.

When you are repaid

Paid when your home is relicensed to a new resident, or no later than six months and five working days after you leave, whichever comes first. Interest is paid after that. Cross-lease owners at Bupa Remuera are the exception.

published. Under the standard agreement (terms effective 1 July 2026) the exit payment (entry payment less the amenities fee and any other amounts owing) is paid when the home is relicensed to a new resident or, if not relicensed within six months, no later than six months and five working days after you vacate. If it is not paid by then Bupa pays interest (less resident withholding tax) from that date until payment. A 'Buyback Suspension Event' described in the agreement can delay this. Does not apply to cross-lease title holders at Bupa Remuera Retirement Village (bupa.co.nz/…/things-you-need-to-know).

Other costs

Bupa markets your home and pays the marketing costs, with no sales commission. Remuera cross-lease owners sell their own unit and may pay an agent. Read on bupa.co.nz on 16 October 2026.
