Exit fee (deferred management fee)
30% of what you paid
Source: oceaniahealthcare.co.nz/…/what-costs-are-associated-with-living-…
Full research note
30% (cap), reached via 10% per year for each of the first 3 years. Stated by the operator as uniform policy ("equal to 30% of the Occupation Licence Payment"); no Auckland-specific or village-specific variation was published on any page fetched. How it builds
Builds at 10% a year for the first three years, then stays at 30%.
Source: oceaniahealthcare.co.nz/…/what-costs-are-associated-with-living-…
Full research note
Accrues at 10% per annum of the Occupation Licence Payment, calculated on a monthly basis, during the first three years of occupation only; it does not keep accruing past year 3 once the 30% cap is reached. Source: oceaniahealthcare.co.nz/…/what-costs-are-associated-with-living-… ("The fee is an amount equal to 10% per annum of the Occupation Licence Payment. This fee accrues on a monthly basis for the first three years of occupation.")
Weekly fee
Dollar amount not published. It may rise each year, by no more than the rise in NZ Super.
Source: oceaniahealthcare.co.nz/…/what-costs-are-associated-with-living-…
Full research note
Policy: not fixed for life - it is reviewed and may increase annually, but any increase is capped: "The weekly village fee may increase annually to cover increased village operating costs," with increases guaranteed "no more than the annual equivalent percentage increase in New Zealand superannuation benefit payments." Typical Auckland dollar amount: not published - none of the FAQ pages or the ten Auckland village pages/subdomains checked (Franklin Village, Meadowbank, Remuera Rise, The Helier, The Sands, Lady Allum, St Johns, Eden, Elmwood, Waterford) state a weekly fee figure; they only show one-off apartment/care-suite purchase prices (e.g. Eden two-bedroom apartments "from $820,000," Meadowbank two-bedroom apartments "from $850,000," Remuera Rise one-bedroom apartments "from $490,000") and direct enquirers to contact the village or consult the village's Disclosure Statement for weekly fee detail. Capital gain (a rise in the unit's value)
Oceania keeps any capital gain. Whether you could carry a loss is not stated.
Source: oceaniahealthcare.co.nz/…/will-i-get-capital-gains-or-losses-whe…
Full research note
Oceania keeps any capital gain on resale, not the resident. The operator's own FAQ ("Will I get capital gains or losses when I leave?") answers "No, as the land and buildings are owned by Oceania." The same answer confirms residents do not pay refurbishment costs when they leave. The published FAQ text does not separately and explicitly state whether the resident bears a capital loss if the unit resells for less than the price paid; this was not found on any page fetched, so it is reported as not published rather than inferred. Source: oceaniahealthcare.co.nz/…/will-i-get-capital-gains-or-losses-whe…
When you are repaid
Paid once your home is relicensed to a new resident. Oceania also commits to pay within 12 months of your agreement ending (9 months for agreements from 23 September 2026).
Source: oceaniahealthcare.co.nz/…/how-much-will-be-refunded-when-i-leave…, oceaniahealthcare.co.nz/buyback-commitment
Full research note
The "Net Refundable Amount" (Occupation Licence Payment minus the Deferred Management Fee) is paid, per the standard FAQ answer, once the unit has been relicensed: "Once the new resident has paid their Occupation Licence Payment you, or heirs to your estate, will receive a refund" (oceaniahealthcare.co.nz/…/how-much-will-be-refunded-when-i-leave…). On top of that, Oceania's separate buyback/refund commitment (oceaniahealthcare.co.nz/buyback-commitment) guarantees the refund will be paid no later than a fixed period even if the unit hasn't resold: 12 months after ORA termination for existing residents, or 9 months after ORA termination for new residents whose individual ORA was issued on or after 23 September 2026 - both "subject to the applicable terms of your ORA." Whether interest is paid during any wait is not published on any page fetched.
Other costs
Oceania says you do not pay refurbishment costs when you leave.
Source: oceaniahealthcare.co.nz/…/will-i-get-capital-gains-or-losses-whe…, thehelier.oceaniahealthcare.co.nz
Full research note
Refurbishment costs on exit: not charged to the resident - the FAQ states "You do not pay for refurbishment costs when you leave" (oceaniahealthcare.co.nz/…/will-i-get-capital-gains-or-losses-whe…). Transfer-within-village fees, care-suite-specific exit terms, and any administration fee on exit: not published on any page fetched (operator's FAQ and location pages refer readers to the village-specific registered Disclosure Statement and Occupation Right Agreement for full fee detail, e.g. "Refer to the registered Disclosure Statement for The Helier for full details of terms, conditions, services, facilities and fees" on thehelier.oceaniahealthcare.co.nz, but no Disclosure Statement PDF link could be located on the main site, the FAQ, or any of the ten Auckland village pages/subdomains checked).
Disclosure statement (the village's summary of the deal)
Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.
What would you get back?
The exit fee builds over 3 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.
