In short
- The figures are what villages, care homes and the government had published on the dates shown on each page. They change.
- "Not published" means exactly that. We never guess a number.
- Check any figure with the village or care home, in writing, before you decide anything.
Where the figures come from
Listings, care levels and units for sale come from Eldernet. Fee terms come from each operator's own website, annual report or disclosure statement. Care home certification and the standard room price cap come from the Ministry of Health. Village registration comes from the Companies Office. Each page says when its sources were read. The About page lists them in full.
The worked examples and the calculator
Our "what you get back" examples apply a village's published exit fee rate to the entry price you choose. They leave out weekly fees, refurbishment charges and anything else unless the page says otherwise. Your own agreement will differ, so treat the examples as a way to compare villages, not as a quote.
Before you sign anything
- Retirement villages: the Retirement Villages Act 2003 requires the village to give you a disclosure statement before you sign, and an occupation right agreement has no effect unless a lawyer has explained it to you and witnessed your signature. You can also cancel within 15 working days of signing. Use that time.
- Care homes: ask for the admission agreement and the current price list in writing, and ask Work and Income about the residential care subsidy before you commit.
Our responsibility, and its limits
We take care with every figure and we fix mistakes quickly. Tell us about one here. We cannot promise that every figure is current on the day you read it, and we are not responsible for decisions made on this information or for the content of other websites we link to. Nothing on this page limits rights you have under New Zealand law.
Operators and their names
Village and care home names belong to their operators. We are not connected to any of them, and no operator pays to appear here. Photos marked "Supplied by the operator" were sent to us by someone who confirmed they had the right to share them. If a photo or a fact about your village is wrong, tell us and we will put it right.
