What it costs

Entry price

$620,000

For the 1 unit for sale now on the operator's own site. This is not a price for every unit in the village.

Exit fee (deferred management fee)

30% of what you paid

How it builds

Builds over 4 years.

Source: arvida.co.nz/about/costs-and-contracts

Full research note

Not published as a per-year percentage schedule. The operator's costs-and-contracts page states only that the fee is "Capped at 30% of your entry payment (unless otherwise agreed)," reaching that cap within a maximum of "4 years for Villas, Townhouses, Living Well Apartments and Apartments" and within "2 years for Serviced Apartments and Care Suites." No explicit "X% per year" breakdown is given on the page, so the exact in-between-year accrual rate is not published (it would be confirmed in a specific village's Occupation Right Agreement/Disclosure Statement, which was not locatable on the public site, see other_costs). Residents may also opt into a 6-month (instead of 12-month) repayment timeframe, but the page notes a "Higher DMF applies" in that case, without giving the alternate percentage. Weekly fee

Dollar amount not published. You choose an indexed fee that rises no more than NZ Super, or a fixed fee for life.

Source: arvida.co.nz/about/costs-and-contracts, arvida.co.nz/retirement-villages/auckland/aria-bay, arvida.co.nz/…/mayfair-auckland

Full research note

Policy (not a fixed-for-life default): Arvida offers a choice of two weekly-fee structures, per the costs-and-contracts page, (1) "Indexed Weekly Fee": "Starts lower," "Adjusts annually in line with NZ Superannuation," and "Never increases by more than the Super rate" (illustrated generically as "If NZ Super increases by 3%, a $200 weekly fee would increase by $6", this $200 is a worked example, not a stated typical/Auckland fee); or (2) "Fixed Weekly Fee for Life": "Locked in from day one. Never increases." No typical dollar amount for an Auckland independent apartment or villa was published on any page checked (costs-and-contracts page, or the Aria Bay, Aria Park, Knightsbridge, Mayfair village pages), those pages gave entry (purchase) prices only, e.g. Aria Bay 2-bed apartment entry price $995,000, Mayfair 1-bed apartment from $535,000, Knightsbridge a villa listed at $1,275,000, but weekly fee amounts were not published. Treat weekly-fee dollar amount as "not published." Capital gain (a rise in the unit's value)

Arvida keeps any capital gain. You do not carry a capital loss.

Source: arvida.co.nz/about/costs-and-contracts

Full research note

Arvida, not the resident, keeps any capital gain on resale. The costs-and-contracts page states: "You'll never take a loss, even if the property market declines. Any capital gain stays with Arvida. The repayment amount is known from day one." So the resident bears no capital loss risk (repayment is the fixed formula of entry payment minus DMF minus outstanding charges, regardless of what the unit resells for), and in exchange forgoes any upside if the unit's resale value has risen. Source: arvida.co.nz/about/costs-and-contracts

When you are repaid

Paid on resale, or within 12 months of leaving if your home has not resold.

Source: arvida.co.nz/about/costs-and-contracts

Full research note

Mostly on resale, but now subject to a backstop timeframe. Costs-and-contracts page: "12-month repayment timeframe for independent living homes. If your home hasn't resold within 12 months of vacating, we will repay you (less deductions) within 5 working days of the 12-month anniversary." Care Suites "already operate on a 3-month timeframe." The page frames this 12-month rule as applying "from December 19, 2025" (i.e., a recently changed/regulatory-driven policy). No mention of interest being paid on the entry payment while the resident waits for repayment. Source: arvida.co.nz/about/costs-and-contracts

Other costs

Your refund is the entry payment less the exit fee and any outstanding charges. A faster six-month refund is offered with a higher exit fee, which is not published.

Source: arvida.co.nz/about/costs-and-contracts, arvida.co.nz/sitemap.xml, arvida.co.nz/faqs

Full research note

On departure the repayment formula is: original entry payment, minus the Deferred Management Fee (DMF), minus any outstanding charges, no further itemised refurbishment or village-transfer fee is disclosed on the public costs page. The page markets "no creeping fees" and "no charges once you've moved out." A resident may elect a faster 6-month repayment timeframe instead of the standard 12 months, but the page states a "Higher DMF applies" if they do, without publishing the alternate percentage. No interest-on-refund provision is mentioned anywhere on the page. A village-specific Disclosure Statement (which under NZ law must itemise exact fees for that village/unit) was not found linked from arvida.co.nz: checked the homepage, costs-and-contracts page, the Auckland villages listing, and five individual Auckland village pages (Aria Bay, Aria Park, Knightsbridge, Mayfair, Peninsula Club/Parklane were listed but not all fetched), plus guessed URLs (/faqs, /legal, a village "disclosure-statement" sub-path) and the sitemap.xml, none surfaced a disclosure statement, FAQ, or ORA document; the sitemap itself contains no URLs with "disclosure," "statement," "faq," "legal," or "document" in them. Arvida's site directs enquirers to request a "free information pack" or call the village/sales line instead. So village-level disclosure-statement figures are "not published" on the operator's own site as browsed in this session. Premium care room charge

$20 to $30 a night on top of the standard room price, as published on the operator's page for this village.

Source: arvida.co.nz/…/ashwood-park

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$434,000 backExit fee 30.0% = $186,000 kept by Arvida after 5 years. Weekly fees are extra.

The exit fee builds over 4 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.
