Exit fee (deferred management fee)

25% of what you paid

A 4% a year community contribution plus a 1% a year trust contribution, for five years.

Source: chatsford.co.nz

Full research note

Two stacked components on the 'things to know' page: 'Community Contribution: 4% of your Occupation Right Agreement Payment each year for the first five years' (max 20%), plus a 'Chatsford Village Trust Contribution: 1% of your Occupation Right Agreement Payment each year for the first five years' (max 5%), stated combined maximum deduction of 25% over five years.

How it builds

Accrues annually (4% + 1% = 5% per year) over the resident's first five years; the deduction applied at exit is 'based on the number of years you have been a resident', capping at 25% after 5 years.

Per the page: 'When you exit your home your Occupation Right Agreement Payment will be refunded to you, after the new occupant has settled their ORA payment, less a deduction based on the number of years you have been a resident.' I.e. refund is paid once the unit is re-licensed to a new resident, not on a fixed day count.

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$450,000 backExit fee 25.0% = $150,000 kept by the village after 5 years. Weekly fees are extra.

The exit fee builds over 5 years to 25%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.
