A 'weekly fee' / 'Village Outgoings Payment' is charged covering council rates, insurance, maintenance/repairs of common areas, staff wages and gardening; residents separately pay their own power, phone and internet. The published pages do not state a dollar amount, and do not say whether it is fixed for life.
Capital gain (a rise in the unit's value)
Not published
No page fetched states explicitly who keeps capital gains on resale.

Full research note
Not published. No page fetched states explicitly who keeps capital gains on resale. The only relevant mechanism found (realliving.co.nz/things-to-know, "WHEN YOU LEAVE" section): "Once your home has been re-licensed, you'll be refunded the original purchase price minus a 'Deferred Management Fee' (DMF)." This formula bases the refund on the resident's original purchase price, not the resale price, which implies (but does not explicitly state) that any capital gain on resale is retained by the operator/village. Flagging this as an inference from the stated refund formula, not a directly published statement.
When you are repaid
Not published
No page fetched (things-to-know, FAQ, or village sites) gives a number of days/weeks after leaving or after re-licensing that the refund is paid

Entry/purchase prices found on Eldernet and village pages (these are listing prices, not confirmed current pricing for every unit): - Epsom Village: Balcony apartments from $550,000; Corner apartment $595,000 ("from"); 1-bed + loft "from $650,000"; 2-bed Alexandra apartment "from $1,090,500"; largest apartment $1,145,000; general entry noted "options starting from $520,000." - Remuera Gardens: 1-bed apartments "from $849,000"; 2-bed apartments "from $1,165,000"; 3-bed apartments "from $1,550,000." (Eldernet separately listed serviced apartments from $450,000 up to three-bed Avenue apartments at $1,575,000.) - Warkworth Oaks: Easy-living one-bedroom apartment (60m², 1 bed/1 bath) $650,000. A 15-working-day cooling-off period after signing is mentioned in the FAQ, but no other costs (e.g. weekly fee amount, additional care fees) are published. No disclosure statement PDF or occupation right agreement PDF was found linked on any fetched page; the FAQ states "Full Disclosure Documents are available on request," meaning the disclosure statement is not published online, it must be requested directly from the operator.
Disclosure statement (the village's summary of the deal)
Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.
What would you get back?
The exit fee builds over 3 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.

Confidence: High. On DMF percentage/accrual (quoted verbatim from two live group pages); medium-low on capital gain treatment, refund timing, weekly fee amount, and disclosure-statement location, all of which were genuinely not found despite checking the village-specific…
Research note
Best-documented of the eight villages for fee mechanics: DMF %, accrual schedule, and the 15-working-day ORA cooling-off period (full deposit refund if withdrawn in that window) are all explicitly published. However, the FAQ states the formal Disclosure Statement itself is 'available on request' rather than linked online, so no direct PDF URL for it was found despite checking the Epsom Village site, the Real Living group pages, and Eldernet (which hosts only a marketing brochure and a village map PDF, not the disclosure statement). Real Living also operates Pakuranga Park, Remuera Gardens and Warkworth Oaks under what these pages describe as the same fee structure.
