What it costs

Entry price

No units listed

Eldernet shows no units for sale here today. Ask the village what comes up and when.

Prices seen on the village's own site: FAQ worked example: 'Entry Payment of Licence to Occupy: $850,000' (used to illustrate the DMF calculation, not confirmed as a current actual unit price). The Disclosure Statement's own unit-specific appendix (Section 16, 'Essential Information for You') is a blank template with placeholder brackets ($[ ]) for Entry Payment, DMF amount and Weekly Fee, so no filled-in current price was found there. Villa sizes range from 103m2 to 203m2; 71 villas built as of June 2025 with over 85 residents. (source: Greytown-Orchards-DS-June-2025.pdf (greytownorchards.co.nz))

Exit fee (deferred management fee)

30% of what you paid

Full research note

Called the 'Deferred Membership Fee' (DMF): 7.5% of the Entry Payment per year for the first four years, minimum 5%, capped at a maximum of 30% of the Entry Payment (reached at four years). Verbatim FAQ quote: 'The DMF is calculated at the rate of 7.5% per year for the first four years on the Entry Payment amount...with a minimum payment of 5%...the maximum amount deducted from the Entry Payment is 30%.' Structure confirmed independently in the Disclosure Statement's Entry and Exit Payments clause.

Disclosure Statement: accrues 'at the rate of 7.5% of the Entry Payment per year, calculated on a monthly basis' from the Commencement Date until the earlier of the Vacation Date or the expiry of four years; minimum 5% applies no matter how briefly you stay; no further accrual after four years. Note: the FAQ page separately describes the same rate as 'calculated on a daily basis' -- the two of the operator's own published sources disagree on monthly vs daily calculation.

Weekly fee

$200 a week

FAQ page (quoted verbatim, confirmed on two separate fetches): 'The weekly fee is currently between $170 - $200 per week.' Not fixed long-term: the Disclosure Statement says the Weekly Fee 'can be increased on 1 April each year' but the increase 'is limited to the percentage increase in the Consumer Price Index.' It adds fees are 'currently fixed until the Lodge is available for resident use' -- i.e. held flat for now but contractually adjustable.

Capital gain (a rise in the unit's value)

Disclosure Statement (June 2025), 'Capital Gain and Capital Loss' clause, quoted exactly: 'You are not entitled to any capital gain when a new resident enters into an Occupation Right Agreement for the Dwelling.

Disclosure Statement (June 2025), 'Capital Gain and Capital Loss' clause, quoted exactly: 'You are not entitled to any capital gain when a new resident enters into an Occupation Right Agreement for the Dwelling. You are not liable for any capital loss when a new resident enters into an Occupation Right Agreement for the Dwelling.' The Exit Payment returned equals the Entry Payment minus the DMF regardless of the dwelling's resale value, so any upside (or downside) sits with the operator, not the departing resident.

Disclosure Statement, 'Exit Payment Date' clause: operator 'must pay you the Exit Payment minus the deductions...not later than five Working Days after we hold a new Occupation Right Agreement for the Dwelling and we receive full settlement of the new resident's Entry Payment' -- i.e. tied to resale, not a fixed date after you leave. If no new ORA within six months, the operator gets an independent valuation and markets at that price; if none within nine months of the dwelling becoming available, the resident may file a Dispute Notice. The operator may, at its discretion, pay out before resale, in which case payment is due 'within 20 Working Days' of that agreement.

Disclosure statement (the village's summary of the deal)

What would you get back?

$420,000 backExit fee 30.0% = $180,000 kept by the village after 5 years. Weekly fees are extra.

The exit fee builds over 4 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.

Confidence: High. For the DMF percentage/cap/minimum, the capital-gain clause, and the refund-timing clause (all read directly off the Disclosure Statement text).

Research note

Operator contact: Dixon Opie, Sales Consultant, 0508 843 672. Village is a staged ~$200 million development estimated to complete by 2030. The DMF %, capital-gain clause and refund-timing clause were verified directly against the Disclosure Statement's own text (extracted with PyMuPDF since our page reader could not render the PDF's text). The weekly-fee figures and the $850,000 example come from the FAQ page, which could not be independently re-verified via raw HTML (site is Cloudflare-protected against direct curl fetches), but two separate our page reader reads of that page returned identical verbatim wording.
