What it costs
Entry price
$250,000 to $550,000
For the 4 units for sale now on Eldernet. This is not a price for every unit in the village.
Prices seen on the village's own site: From the operator's own PDF brochure (found via a document link on the Eldernet listing page): One Bedroom Villa 'from $550,000'; Studio 'from $265,000'; One Bedroom Apartment 'from $395,000'; Care Suite '$250,000'. A $5,000 application deposit is mentioned, held in trust and fully refundable if the applicant withdraws. (source: alden.co.nz/home/kensington-court)
Exit fee (deferred management fee)
Not published
The operator's own brochure states the Deferred Management Fee ('Village Contribution') is calculated as a percentage of purchase price, 'limited to a specified percentage,' but says that percentage 'is specified in your ORA'…
We are asking this village for its disclosure statement, and will add the fee when it arrives.

Full research note
not published, the operator's own brochure states the Deferred Management Fee ('Village Contribution') is calculated as a percentage of purchase price, 'limited to a specified percentage,' but says that percentage 'is specified in your ORA' individually and is not disclosed generically.
Weekly fee
Not published
Brochure references a 'weekly contribution fee towards the cost of running the village' but states no amount and does not say whether it is fixed
Capital gain (a rise in the unit's value)
Brochure text: 'The Village will refurbish, market and sell the unit at its expense.
Source: alden.co.nz/home/kensington-court
Full research note
Brochure text: 'The Village will refurbish, market and sell the unit at its expense. Once the unit is sold, you or your estate will be paid back your original investment minus the Village contribution.' This implies the resident does not share in any resale uplift (effectively the operator retains any capital gain), though the brochure never uses the words 'capital gain' directly.
When you are repaid
Not a fixed number of days, brochure states payment occurs 'once the unit is sold' (resale-contingent), with no timeframe given.
Disclosure statement (the village's summary of the deal)
Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.
What would you get back?
For comparison only, the calculator shows what you would get back at 25% and 30%, the most common exit fees among villages we have checked. They are not this village's fees. Before weekly fees and any other charges.
Units for sale on Eldernet (4)

Confidence: Medium. Entry prices and general exit/refund wording are directly sourced and solid; the specific DMF percentage, weekly fee dollar amount, and a direct disclosure statement PDF were not locatable
Research note
Important discrepancy: the source data's website field (alden.co.nz) describes Kensington Court as part of the Alden group, but the actual PDF brochure obtained (via the Eldernet listing's 'Brochure' document link) is branded 'Ultimate Care Kensington Court Village,' operated by Ultimate Care Group (ultimatecare.co.nz, 18 McMahon Street, Stoke, Nelson, ph 03 547 9444), part of a 19-village nationwide network. This should be reconciled before use, either the source data is stale/wrong, or there has been a change of operator or a data-mapping error upstream.
