Full research note

No disclosure statement, "how it works", fees/costs, or FAQ page or PDF exists anywhere on milife.co.nz (confirmed via direct URL checks and the WordPress sitemap, which lists only home, blog, contact, locations, and per-village pages, none named fees/costs/disclosure/FAQ). The site is a lead-generation funnel: every village page ends in an "Enquire Now" / "Request an Info Pack" form rather than published terms. The only pricing data found anywhere was on the Bell Vista page (milife.co.nz/bella-vista/), which lists specific unit sale prices (not formally labelled "entry price", and not confirmed as the full purchase price under the occupation right agreement vs. a resale listing): Villa #32, 2-bed, 93m², $580,000 (current listing); Villa #42, 2-bed, $580,000 (sold); Villa #62, 2-bed, $480,000 (sold). The Eldernet listing pages for both villages only note the statutory line "If you intend to 'purchase' you must get independent legal advice before signing your occupation right agreement" and link back to milife.co.nz, they carry no fee figures or disclosure-statement links themselves.

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$276,500 backExit fee 30.0% = $118,500 kept by Milife Rosewood Park Village Limited Partnership after 5 years. Weekly fees are extra.

The exit fee builds over 3 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.
