Full research note
Not explicitly stated as "capital gain." Alden's general FAQ (covering all Alden villages, including Oakland) says: "The Alden Village will refurbish, market and sell the unit at its expense. Once the unit is sold, you or your estate will be paid back your original investment minus the Village contribution." This describes the resident/estate getting back their original investment minus a deduction, with no mention of any share of sale-price appreciation going to the resident, but it does not explicitly say Alden keeps the gain either, so this is an inference, not a stated fact.

Disclosure statement (the village's summary of the deal)
Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.
What would you get back?
For comparison only, the calculator shows what you would get back at 25% and 30%, the most common exit fees among villages we have checked. They are not this village's fees. Before weekly fees and any other charges.

About the village
Oakland Village is located in the sought after Avenues in central Tauranga and was once known as Copper Beech Village - we have been a part of this community for decades. Our affordable and secure one-bedroom apartments are designed to accommodate independent living. Each unit includes a large bedroom, open plan living and dining area, laundry facilities and a kitchen. Some of our apartments have access to well-maintained gardens, while others enjoy sunny balconies. There is a wide-ranging activities programme and residents have the option of becoming as involved as they wish. Tuck into fish and chips at a resident dinner, catch up with neighbours over morning tea, or join a craft session. Oakland Village also enjoys regular entertainment, social outings and shopping trips. At some stage in our lives we may require more assistance in our day to day living. Our wealth of experience in other stages of care means our team can advise you on your options and how it all works. We are here to help and assure you through the stages. *All purchases are made as an Occupational Right Agreement as laid out in the Retirement Villages for the Retirement Villages Act 2003.

Research note
A village brochure PDF link was found, but its content was not machine-readable (appears to be a vector/image-based PDF with no extractable text, despite being 1.6MB) so it could not be used as a source. Alden's general FAQ and Retirement Living overview pages give no Oakland-specific DMF%, weekly fee or refund-timing figures, Alden's site has no dedicated financial-terms page comparable to Althorp's or Carmel's.
