Per the Key Terms page: the 30% Capital Deduction is ‘amortised over your first three years of occupation for a villa or two years for occupation of an apartment or care suite’, if you vacate within that period you only pay the apportioned amount to the date of sale. The 5% Administration Fee is described simply as ‘deducted from your capital sum when repaid to you at date of sale’ (not described as amortising).
Weekly fee
Not a published dollar figure.

Full research note
Not a published dollar figure. The Regular Fees page states the amount is ‘supplied to you at the time of your enquiry’ and that ‘this fee is fixed for the duration of your occupation’ (serviced-apartment extras like meals/cleaning/personal care are priced separately on request).
Capital gain (a rise in the unit's value)

Disclosure statement (the village's summary of the deal)
Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.
What would you get back?
The exit fee builds over 3 years to 35%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.

Confidence: Medium. Exit-fee structure is directly quoted from the site; the unanswered fields were checked and are simply absent, not unfetched
Research note
Most informative free-standing exit-fee structure found among this batch, but weekly fee amount, capital-gain treatment and refund timing are genuinely not published on the site.
