Capital gain (a rise in the unit's value)

Not explicitly addressed as a 'capital gain' policy.

Full research note

Not explicitly addressed as a 'capital gain' policy. The booklet states the resident gets back 70% of their ORIGINAL purchase price regardless of the unit's resale value ("70% is fully refundable on departure from the Village, regardless of the time spent here"), which implies the Trust rather than the resident captures any uplift, but this is an inference, not a direct statement.

When you are repaid

Not published

No number of days/weeks after departure is given for when the 70% refund is actually paid

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$420,000 backExit fee 30.0% = $180,000 kept by Dutch Village Trust after 5 years. Weekly fees are extra.

The exit fee builds over 4 years to 30%. The calculator spreads it evenly over those years; the exact schedule is in the fee notes above. Before weekly fees and any other charges.

Research note

The richest source was the 'Ons Dorp Information Booklet - September 2026' PDF (linked from /accommodation-options/), not a page literally named 'disclosure statement', no such document or link was found anywhere on the site, its sitemap, or the Eldernet listing (which only carried a generic Retirement Villages Act disclaimer). Also found in the booklet, for reference only (this is residential-care daily fee, not the ORA weekly/monthly fee): rest-home studio daily care fee of $228.09/day incl. GST from 1 July 2026, max private-payer contribution $1,596.63/week.
