Capital gain (a rise in the unit's value)
Resident keeps it. Village page: 'it's you, not management, that benefits from the capital gain in your home.' The group-wide fees page repeats this for Karaka Pines villages generally.

Confidence: Medium. Numbers are directly quoted from the operator's own pages, but there's an unresolved internal contradiction about what the 4% fee actually is
Research note
FLAG for the architect before using the 4% figure: Karaka Pines' group-wide fees page (our-fees/) separately states 'At the three Karaka Pines villages that are owned by the residents themselves, Roseland Park in Hamilton, Kempton Park in Tauranga and Woodcroft Estate in Christchurch, there is no facilities fee,' while Roseland Park's own village page describes a 4% deduction at sale for shared facilities. These two statements on the operator's own site appear to conflict (the 4% may be a resident-society/capital-works charge distinct from the group's standard Deferred Management Fee, which is 12.5% at the other, non-resident-owned Karaka Pines villages), could not resolve which label is authoritative from the pages fetched.
