Exit fee (deferred management fee)

30% of what you paid

Source: rymanhealthcare.co.nz/…/deferred-management-fee, rymanhealthcare.co.nz/retirement-villages/auckland/grace-joel

Full research note

30% of the entry price ("Ryman's standard deferred management fee (DMF) is calculated at 30%"), described as Ryman's standard/flat rate across its villages. One Auckland listing page (Grace Joel, apartment IA-01) noted the quoted entry price is "based on a 30% Deferred Management Fee, please contact us to discuss potential alternatives," implying some variation is negotiable, but no alternative percentage was published on any page fetched. How it builds

A flat 30% of your entry price, set from the day you move in. It does not build up year by year.

Source: rymanhealthcare.co.nz/…/deferred-management-fee

Full research note

Not graduated by years. Ryman's own "deferred management fee" article states the DMF "will not increase, even if you transfer to another townhouse or apartment within the village, or if you transfer to another Ryman village," and no page fetched describes a per-year build-up (e.g. "X% per year up to a cap"), it is presented as a single fixed percentage of the entry price charged in full whenever the resident permanently leaves, not a fee that increases the longer someone stays. Weekly fee

Dollar amount not published. You choose a fixed weekly fee, or one that rises no faster than NZ Super.

Source: rymanhealthcare.co.nz/what-we-offer/frequently-asked-questions, rymanhealthcare.co.nz/retirement-villages/auckland/grace-joel

Full research note

Policy: residents choose between a fixed weekly fee or an indexed weekly fee at the time of signing their Occupation Right Agreement; the indexed option is "linked to the annual increase in superannuation" and is capped so it "will never exceed the percentage increase in the rate of NZ superannuation." The fee covers rates, garden maintenance and village amenities; residents pay their own utilities. Weekly fees stop as soon as the resident moves out. Typical dollar amount for an Auckland independent apartment/villa: not published, the FAQ states "Prices vary dependent on each village, so we recommend you contact our sales team," and no Auckland village or listing page fetched gave a specific weekly-fee dollar figure (only entry prices, e.g. Grace Joel apartments $1,199,000–$2,200,000 and townhouses $1,899,000–$2,600,000, were published). Capital gain (a rise in the unit's value)

Ryman keeps any capital gain. You do not carry a capital loss either.

Source: rymanhealthcare.co.nz/what-we-offer/frequently-asked-questions

Full research note

Operator keeps any capital gain and resident bears no capital loss. Ryman's FAQ states: "There are no capital gains or losses, and you will receive your entry payment back, minus the DMF." The resident (or estate) is refunded the original entry price paid, less the deferred management fee, regardless of what the unit resells for, so Ryman (the village) retains any uplift in resale value, and the resident is insulated from any fall in value. When you are repaid

Paid when the next resident settles, or within 12 months of leaving, whichever comes first. Interest is paid if it takes longer than six months.

Source: rymanhealthcare.co.nz/what-we-offer/frequently-asked-questions, rymanhealthcare.co.nz/…/deferred-management-fee

Full research note

"Your entry payment, less the DMF, will be refunded either when a new resident settles the purchase of the unit, or within 12 months of your leaving, whichever comes first." Interest: "If a new resident hasn't settled within six months of your departure, we'll pay you interest on the balance of your entry payment", i.e. no interest for the first 6 months, then interest accrues on the unrefunded balance until paid, with a 12-month outside backstop for the refund itself. Other costs

Ryman says the exit fee also covers refurbishing and reselling. No other exit charges were published.

Source: rymanhealthcare.co.nz/…/deferred-management-fee, rymanhealthcare.co.nz/accommodation-premium, rymanhealthcare.co.nz/the-ryman-guide

Full research note

Refurbishment/reselling costs: covered by the DMF itself ("The DMF also covers the cost of refurbishing and reselling your home in the village", not a separate exit charge). Transfer within the village (e.g. independent living to a standard serviced apartment): "no additional capital required" and the DMF is capped/does not increase on transfer. Care suites (rest home/hospital/dementia accommodation) use a separate charging structure, an Accommodation Premium (weekly, e.g. an illustrative $420/week), a Refundable Accommodation Deposit (RAD, repaid "in full... within 30 working days of vacating," no exit fee mentioned on the RAD itself), or a 50/50 combination, this is distinct from the independent-living ORA's DMF/exit-fee terms. No separate legal, administration, or document fee on exit was found on any page fetched; not published. A disclosure statement or occupation right agreement PDF was not located on the operator's own site after checking the Auckland village finder, the Grace Joel, Edmund Hillary and William Sanders village pages, a Grace Joel unit listing page, and "The Ryman Guide" (whose documents are gated behind an email-capture form, not directly linked), not published on pages fetched. Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$325,500 backExit fee 30.0% = $139,500 kept by Ryman Healthcare after 5 years. Weekly fees are extra.

This exit fee is charged in full from the day you move in, however long you stay. Before weekly fees and any other charges.
