Exit fee (deferred management fee)

30% of what you paid

Source: matamatacountryclub.co.nz

Full research note

Described on both village sites (identical wording) as a "village contribution fee" capped at 30% of the entry fee: "Our village contribution fee will be capped at 30% of the entry fee." No other percentage or sliding-scale breakdown (e.g. per-year rate) was found on any fetched page.

How it builds

The village does not say how it builds up. Our calculator assumes it builds evenly over 3 years.

Full research note

Not published. Only the 30%-of-entry-fee cap is stated; no page fetched discloses the per-year or per-period rate at which the village contribution fee accrues toward that cap, nor the point (years of residency) at which the cap is reached.

Weekly fee

Not published

No dollar figure for the ongoing weekly fee/outgoings was found on either village site.

Source: matamatacountryclub.co.nz

Full research note

Not published. No dollar figure for the ongoing weekly fee/outgoings was found on either village site. Both sites state a related guarantee: "We will not adjust the village outgoings payment by more than the CPI (consumer price index) each year, regardless of any changes to the operating costs of the village", so increases are CPI-capped, but the base weekly amount itself, and whether any component is "fixed" vs variable, is not published on a page fetched. (Separately, Matamata's homepage FAQ mentions motorhome parking is available "for an additional weekly fee", amount not given, and unrelated to the base village fee.)

Full research note

Not published. Both sites guarantee against capital LOSS only: "We guarantee that the amount repaid to you will not be affected by a decline in the value of your occupation right for the home." Neither site states who receives any capital GAIN if the home's resale value has risen, this was not addressed on any page fetched.

When you are repaid

Not published

For an ordinary resale-triggered departure.

Source: matamatacountryclub.co.nz

Full research note

Not published for an ordinary resale-triggered departure. Two specific, narrower guarantees were found instead: (1) "Should you change your mind within 15 working days of signing your occupation right agreement, then we will cancel the agreement and refund your deposit in full" (cooling-off refund); (2) "If you are unhappy with your decision to move into your new home and after a period of 6 months you wish to leave the village then we will resell your home and repay your entry payment in full" (6-month money-back guarantee). No page fetched states the standard timeframe (e.g. days/weeks after vacating, or "on settlement of resale") for paying out the entry payment on a normal departure.

Other costs

No-hidden-cost pledge on resale (both sites, identical wording): "There are no hidden costs when we on sell your occupation right for the home.

Source: matamatacountryclub.co.nz

Full research note

No-hidden-cost pledge on resale (both sites, identical wording): "There are no hidden costs when we on sell your occupation right for the home. We will provide FREE of charge the services required to on sell your occupation right for the home, ie sales, administration, marketing and refurbishment (except where there is more than fair wear and tear to the home)." Outgoings increases capped at CPI/year (see weekly_fee). One specific villa listing (Matamata, "Villa" brand-new townhouse) showed an asking entry price of $799,000 with move-in from 15 July 2026, this is a single unit's price, not a published general entry-price schedule, and no weekly fee or DMF figure accompanied it. No disclosure statement PDF, "how it works" page, or dedicated fees/pricing page exists on either site (confirmed via each site's page-sitemap.xml, which lists all static pages); FAQ pages exist at /faqs/ on both sites but their Q&A content loads dynamically via JavaScript and was not retrievable through our page reader (only an event/brochure-form shell rendered).

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

$420,000 backExit fee 30.0% = $180,000 kept by Sanderson Group after 5 years. Weekly fees are extra.

The village does not publish how its exit fee builds up, so the calculator assumes it builds evenly over 3 years to 30%. The disclosure statement has the real schedule. Before weekly fees and any other charges.

Confidence: Low to medium. The one hard figure confirmed on both village sites via direct fetch is the 30%-of-entry-fee cap on the "village contribution fee" (exit fee), plus the CPI cap on outgoings increases and the resale no-hidden-cost pledge.

These terms are Sanderson Group's published policy for its villages. Individual agreements can differ, so check this village's disclosure statement.
