Not quantified on any fetched page. The operator's own site (hopperliving.co.nz) and all three village sites repeat a general marketing line that residents share in capital gains, e.g. The Anchorage: "Enquire about the opportunity to share in capital gains at The Anchorage Village"; Maygrove and The Moorings: "We offer the unique opportunity for residents to share in the capital gains, creating a true sense of partnership between us and those who call our Villages home." Maygrove's /property-types/ page also has an image labelled "Capital Gains Bar - Benefits 2025," but our page reader only returns the image filename, not its content, so the actual split/number in that graphic could not be read. No page gave a percentage split or the mechanics of the arrangement, so who ultimately keeps how much is not published on a page actually fetched.

No disclosure statement PDF was found on hopperliving.co.nz, any of the three village sites, or the Eldernet listing pages (sitemaps were pulled for all four sites and contain no fees/disclosure-statement/FAQ page). Entry prices (occupation right purchase prices) ARE published, per unit type/listing, and are the only concrete financial figures found: The Moorings Village Whitianga - "The Bowline" (3 bed/2 bath) from $900,000, "The Sinnet" (2 bed/2 bath) from $735,000. Maygrove Village - Studio apartment from $395,000; 1 bed/1 bath apartment from $510,000; 2 bed/1 bath apartment from $820,000; 3 bed/2 bath apartment from $1,000,000; 2 bed/2 bath villa from $1,000,000; 3 bed/2 bath villa from $1,200,000; 2 bed/1 bath terrace from $880,000; current resale listings seen: $450,000 (studio), $585,000 (1 bed), $880,000 (terrace). The Anchorage Lifestyle Village - Garden Villas 2 bed/2 bath from $800,000, 3 bed/2 bath from $1,100,000; current resale listings seen: $1,100,000 and $1,180,000 (3 bed garden villas). All three village sites state an Occupation Right Agreement (ORA) is used and must be registered under the Retirement Villages Act, and each tells visitors to get independent legal advice before signing, but none publish the ORA's weekly-fee or exit-fee terms online, every site instead directs enquirers to call the named sales manager for that detail.

Disclosure statement (the village's summary of the deal)

Not published online. The law says the village must give you one before you sign an occupation right agreement (the contract that lets you live there), and it sets out every fee. Ask for it early.

What would you get back?

We cannot sayThis village has not published its exit fee.

For comparison only, the calculator shows what you would get back at 25% and 30%, the most common exit fees among villages we have checked. They are not this village's fees. Before weekly fees and any other charges.

Confidence: Low. Entry/purchase prices are solidly confirmed from fetched pages, but the comparison-critical terms (deferred management/exit fee %, its accrual schedule, the weekly fee amount, the exact capital-gains split, and refund timing after leaving) were not…

These terms are Hopper Living's published policy for its villages. Individual agreements can differ, so check this village's disclosure statement.
